I understand that any application fee will be retained regardless of my application status. Any security deposits paid with this application will be refunded if the application is denied. All individuals living in the apartment must fill out an application.

Impersonating someone with a disability to obtain benefits that would otherwise not be available is a crime. Landlord can file charges against anyone found to be fraudulently claiming an animal is an assistance animal. Penalties for falsely claiming an animal is an assistance animal may include fines and jail time. Florida law States: 413.08 Rights and responsibilities of an individual with a disability; use of a service animal; prohibited discrimination in public employment, public accommodations, and housing accommodations; penalties- (9) A person who knowingly and willfully misrepresents herself or himself, through conduct or verbal or written notice, as using a service animal and being qualified to use a service animal or as a trainer of a service animal commits a misdemeanor of the second degree, punishable as provided in s. 775.082 or s. 775.083 and must perform 30 hours of community service for an organization that serves individuals with disabilities, or for another entity or organization at the discretion of the court, to be completed in not more than 6 months.

In the event that a qualified applicant wishes to lease the desired space prior to the lease begin date, I understand that I will be given the option of paying rent starting on the date the said applicant is willing to pay rent, or having my deposit refunded.
