Frequently Asked Questions

Do you allow pets/what buildings are pet friendly?
Yes! We welcome cats, birds, aquariums, and other pets (just ask for details). Dogs are also allowed in designated dog-friendly buildings with certain restrictions. For more information, please visit our Pet Information page.

Can I break my lease/do you do short term leasing?
No, early termination is not allowed. However, we encourage subleasing as an option. Otherwise, you remain responsible for the full lease term. For details, read our Sublet Policies in the Documents page.

Is Wi-Fi/cable included in the rent?
Yes! At Sun Bay Apartments, we provide high-speed Fiber Optic internet from BlueSkies Communications for seamless browsing and streaming. We also currently offer free cable TV, but this service may not be available indefinitely, so we encourage residents to explore alternative options.

Do the apartments come furnished?
No they do not. We recommend joining our Facebook Community group, where residents frequently post furniture listings.

Are utilities included in the rent?
Yes & No. Water, sewer, & pest control are included. Electric is not included and is set up through Gainesville Regional Utilities (GRU).

Do you do roommate matching?
No, we do not.

Is there parking available?
Yes! We offer decals for residents and provide visitor parking passes, valid for up to a week.

Do you offer housing for international students/families?
Yes! At Sun Bay, we’re proud to have a diverse community of international undergraduate and graduate students, as well as families.

What is the maximum occupancy for your units?
Our 1-bedroom units can accommodate a maximum of 2 people, including children. For our 2-bedroom units, the maximum occupancy is 4 people, including children.

Do you accept housing vouchers?
Yes we do, but the total income requirement is three times the monthly rent. Example: if your voucher is $1,000, you would still need to earn an additional $2,600 for a combined total of $3,600 (3x the rent) for a standard two-bedroom.

What documents are needed to apply if I’m an international student?
Please provide as much documentation as possible, such as:
– Visa and I-20 or DS-2019 Form
– Proof of Enrollment at the University of Florida
– Financial Documentation: proof of income or financial support. This could include bank statements, scholarship documentation, offer from the University of Florida, or proof of sponsorship.
*please note we do not include tuition or insurance waivers as a part of the total income

What if I don’t have any credit? (full-time UF students ONLY)
We understand that international students may not have an established credit history. While we accept full-time UF students without credit, applicants will need to provide additional financial guarantees, such as higher move-in fees or a larger security deposit.
